How and when will I receive payments?
Kiawah Premier will provide a monthly detailed financial summary statement and a mailed check disbursement regarding all of the previous month’s activity for your home on or before the 10th of each month.
How do you determine rental rate?
Kiawah Premier will first determine the classification of your home: Premier, Gold or Silver. This classification determines your base price using the total number of bedrooms and beds available in your home. Once the base price is determined, then extra credit is added based on the type of view or pool for your home.
Who purchases linens and towels?
Each Kiawah Premier home will be supplied with 2 sets of high quality bed linens and 3 sets of towels per bed for each rental home at no additional cost to the owner while participating in our program.
Who pays for linen and towel service?
As well as purchasing linens and towels for your home, Kiawah Premier will also provide linen and towel service with rental reservations at no additional cost to the owner while participating in our program. (Note: For owner stays or friend of owner stays, we will deduct from owner funds or charge separately as instructed)
Kiawah Premier pays for housekeeping services associated with rental reservation check-in and check-out, at no cost to the owners. We offer additional housekeeping for guest’s preferences at an additional charge to the guests. (Note: For owner stays or friend of owner stays, we will deduct from owner funds or charge separately as instructed)
Owners are responsible for the cost of annual deep cleans but Kiawah Premier will take care of all the scheduling through our housekeeping partner.
Are soaps and paper products included?
Kiawah Premier Rentals and Management will provide soap and paper products at no cost to the owner. Each bathroom will have an initial supply of shampoo, conditioner, soap and toilet tissue. Each kitchen will have an initial welcome amenity bag consisting of: dish detergent, dishwasher soap, laundry detergent, sponge, kitchen towels and tissue.
How many weeks can owners or friends of owners reserve the home for stays?
During the peak season from Memorial Day through Labor Day, there are 14 weeks. The owner or friends of owners may reserve up to 3 weeks stay during this period. For non-peak times, there is no limit to owner or friend of owner stays as long as confirmed guests have not reserved it.
What is included in General Maintenance Service?
Understanding that your home is an investment, we will provide General Maintenance Service through our partner, Kenny’s Repair & Renovations, to protect your investment and ensure it is at the highest maintained level for you and your guests. A list of General Maintenance Services is provided with each Property Management Contract.
Who provides repairs and emergency maintenance services?
Kiawah Premier will provide all repairs and emergency maintenance services either through in-house operations or Kenny’s Repair & Renovations.
The owner is responsible for all utility expenses such as electric, water, sewer, telephone, cable television and Internet. In addition, the owner must make billing arrangements with each company that provides service for their home. Kiawah Premier can assist the owner in obtaining the above services and bill paying as part of our customized management plans.
Who is responsible for landscape, pool and other maintenance services?
The owner is responsible for all expenses such as landscaping, pool, propane, garbage collection and pest control services. In addition, the owner must make billing arrangements with each company that provides service for their home. Kiawah Premier can assist the owner in obtaining the above services and bill paying as part of our customized management plans.
What furnishing and equipment are required in each home?
Owners are required to furnish the homes with all furnishings and audio/video equipment, such as televisions, VCR’s, DVD players. A list of Basic Equipment is provided with each Property Management Contract. The owner aggress to maintain these in first class condition and if they need replacing, Kiawah Premier will notify owner of any expense of more than $300.
What happens if I decide to sell my home?
In the event the owner decides to sell their home or investment property, they shall immediately notify Kiawah Premier. Owner and Kiawah Premier agree to abide by all rules and regulations set forth in the SC Vacation Rental Act.
